The Paskin Group closes on 81-unit acquisiton

Santa Barbara-based real estate investment company The Paskin Group closed its second major transaction of 2026, announcing the acquisition of the 81-unit Willow Ridge Townhomes in Dallas-Fort Worth.
The transaction closed Sept. 29 on behalf of a combination of 1031 exchange and cash investors, according to the press release. The acquisition is financed with a Freddie Mac loan arranged through Walker & Dunlop, according to the press release.
The acquisition comes as TPG marks its 20th anniversary this year. Michael Paskin founded the firm in 2006 and has remained headquartered in Santa Barbara as its investments have grown across the Sun Belt states. TPG now provides apartment housing to nearly 6,000 residents across nine cities and three states, according to the press release.

Willow Ridge sits in the Dallas-Fort Worth Mid-Cities, minutes from DFW International Airport and between the Dallas and Fort Worth employment cores. Built in 1985, the community offers one- and two-bedroom townhome-style floor plans with in-unit washers and dryers in every home, plus private fenced yards and wood-burning fireplaces in select units.
According to the press release, 79% of units are still in original condition and in-place rents are below the surrounding competitive set. As a result, TPG plans interior renovations along with a capital improvement program that includes a full roof replacement and landscape upgrades.
